British Properties Convenanted Property Design Approval Process

Formalized design guidelines are part of all British Properties neighbourhoods. These guidelines are important to all property owners because they protect everyone’s property values by ensuring a minimum standard of design quality and neighbourhood consistency for any home alteration or redevelopment. As a registered owner in a British Properties’ subdivision, when you intend to build, extend or alter a building or construct a fence or any other structure, you must submit an application for approval through the Approving Authority, British Pacific Properties Limited (BPP).

The Design Approval Process is administered as follows:

  • The application is submitted to BPP via email (admin@britishproperties.com).
  • BPP will briefly review the submission and calculate the amount of the application fee and notify the applicant of the payment amount.
  • The applicant will make payment by cheque payable to “British Pacific Properties Limited”, referencing the project address and mail or drop off to #1001 – 100 Park Royal South, West Vancouver, B.C. V7T 1A2
  • Once payment for the application fee has been received, BPP starts processing the submission, communicating any changes and/or updates as required to the applicant.
  • Once the application is approved, BPP will issue an approval letter via email.

Please note that:

  • Every project is unique and this process under most conditions can take approximately 2-4 weeks for completion.
  • All submissions must be made electronically via email in PDF format to the above email address (no paper copies are accepted). We do not hold in-person meetings and all communication is via email or by phone.

For anyone new to our procedures or guidelines, a pre-submission discussion between the owner and/or designer and the BPP Approving Authority is recommended. While preliminary reviews may be made and informal comments provided, formal processing of any application will not commence until the receipt of the processing fee and complete submission of all materials as listed in the appropriate category requirements.

Design controls vary by neighbourhood, with specific requirements and application procedures for some. However, for all areas, you will require the following main documents:

2. Plan Approval Materials Required

Please choose one of the following categories, as applicable:

Category 1:

A new or replacement house or an addition or modification to an existing building or structure.

Category 2:

New or replacement landscaping or any addition or alteration to existing outdoor site works, e.g. outdoor swimming pool, tennis court, patio, fence, retaining wall, gazebo, etc.
